What is the Energy Certificate? And why it's necessary to sell your property in 2026

25 Jun 2025

What is the Energy Certificate?

The energy efficiency certificate is a mandatory document that provides information about a property's energy consumption. It assesses aspects such as thermal insulation, heating or cooling systems, and rates the property from A (most efficient) to G (least efficient).

Is it mandatory to sell a flat in Spain?

Yes. Since the Royal Decree 235/2013, this certificate is mandatory for selling or renting any property in Spain. In 2026, it remains an essential requirement throughout the buying and selling process.

Regulatory changes in 2026

The Royal Decree 659/2025 modifies the basic procedure for energy certification: from 23 July 2026, it is required that technicians signing certificates are registered in a central registry of competent technicians (until now, each autonomous community managed its own independently). Additionally, on 30 September 2026, an update of the recognised documents that serve as a basis for preparing, presenting, and registering the certificate comes into force. If you are going to commission one, ensure that the technician is properly qualified according to current regulations.

Who should request it?

The property owner is responsible for commissioning the energy certificate. This must be carried out by a qualified technician (architect, surveyor, or engineer) registered in the corresponding registry.

When must it be presented?

It must be available from the moment the sale is advertised. The buyer has the right to know the energy efficiency of the flat before signing any contract.

How much does the energy certificate cost?

The price varies depending on the size, location, and type of property, but it usually ranges between €60 and €150 for standard flats. It is advisable to compare prices on platforms like Certicalia or Habitissimo.

What happens if I don't have it?

If you do not have the energy certificate when selling your flat, you risk fines ranging from €300 to €6,000, depending on the severity. Additionally, the buyer could claim for non-compliance with the regulations.

Does it expire?

Yes. The certificate is valid for 10 years. If you sell the property after this period, you will need to renew it.
